Richard Willis is an Independent Mortgage Broker with over 20 years experience with helping people get the best deal to suit their circumstances. We have built a reputation from listening to what our clients want and carefully guiding them to achieve their objectives, whether its Purchasing their home, Remortgaging or helping seasoned investors build and maintain their Buy to Let portfolio in the most cost effective manner.

We are very much a “hands on” brokerage and are happy to meet and speak with clients throughout the day and weekends. We occupy a convenient location at Airport House along the Purley Way (plenty of parking!) We have very experienced backroom staff that provides full back up to make the transaction as pain free as possible.

So what does Whole of Market and FEE FREE really mean;

You may have your own adviser and that’s fine, however, 2 questions to ask him or her;

1. “Are you Whole of Market?”


This means ‘will it look at all the UK's mortgage lenders to pick the best for you?'. Some brokers are whole of market; others operate off a small panel of lenders as that way their commission rates tend to be higher.

Richard is a genuine “Whole of Market” Mortgage adviser with access to over 15000 products (true as of 17th April 2008) including many exclusive deals from High Street lenders that are not available direct.

2. “How will you make your money?”


Mortgage Brokers generally have two sources of income.

• Commission. Lenders pay brokers a ‘procuration fee', as much as 0.25% to 0.5% of the mortgage's value, rising up to 1% for mortgages for those with poor credit. That means on a £150,000 mortgage brokers typically earn £375 to £1,500.

• Fees. Brokers may also charge you a fee directly. No reputable broker should charge more than 1.5%, even for ‘sub-prime' customers.

Fees can be charged at any point in the process, providing they inform you initially.

You want a fees-free, whole-of-market broker. This means we only earn commission, however as it's whole-of-market, we must give you best advice anyway.
